This house is located 6/7 km away from Spoleto, in the central Italian region of Umbria. The surrounding countryside is perhaps one of the most beautiful in the area, being unspoilt and with breathtaking views. It is positioned within an ancient hamlet, with all amenities at hand, and surrounded by hills dotted with ancient forts and towers, which further enhance the surrounding landscape.

The property is well connected to Rome and Perugia and their airports. The former with a two hour car drive, the latter with a 30 minute drive, thus making this house perfect both as a main residence or holiday home.

DESCRIPTION

The unique feature of this property is the two and a half metre high perimeter stone wall which completely surrounds the property. One gains entrance via an imposing archway with large wooden doors, which may be accessed by vehicles. Beyond this gateway one enters a simply yet well maintained garden, with its stone paths and well. Beyond this the main house with its stone facade. To the left, linked by a spectacular three way stone archway, one finds the guesthouse made up of two bedrooms, two bathrooms, living room and kitchen.

The main house has two possibilities: the first with sitting room with fireplace, kitchen area, toilette, library with a large master bedroom with en-suite bathroom placed on the first and last floor of the tower. The second with a huge sitting room with fireplace, with large French windows overlooking the front garden with two enormous stone columns which hold up the roof and perfectly divide the kitchen from the living area.

From the sitting room you access via a corridor three large bedrooms and two bathrooms.

The rooms on the lower ground floor are made up of a large garage and other rooms which may be used as cellar or laundry room.
